In Turkey one of the most frequently faced marketing trick is to hide the difference between gross area and net area. When the contractors estimate sale price they base on gross area so that this issue is so important. For example in project A , a flat has 200 m2 gross area and 160m2 net area, on the other hand in project B, a flat 200 m2 gross area and 120m2 net area. What it seems to our clients is they sell the 200m2 flat. So when clients compare the prices since they cannot compare it according to the net areas, they could fall into error. In second hand flats usually real estate agents give you exaggerated net areas. Since there is no net area data on the title deed, only way to know the net area is to request a valuation for a flat or to purchase it under control of a real estate expert. Especially in fairs for those who purchase a property on a model without actually seeing it, marketing departments give you missing or misleading information about gross net area issue.
